Selling your home

If you are a Shared Owner and considering selling your home we advise that you first compare similar homes advertised by local estate agents, the local press and on websites such as www.rightmove.co.uk. This will enable you to make essential calculations concerning the equity remaining in the property after the deducting your mortgage and other costs. This research is essential because selling your home will be an expensive process.

We will first try to find a suitable buyer for your share from our lists so that your home is retained by Radian. This is called the 'nomination process' and according to the terms of your lease, we must try to find you a purchaser within 8-12 weeks. We will send out details of your home (similar to an estate agent) and ask those who are interested to contact you. If someone is interested, we can then proceed with the sale of your property, subject to financial assessments of the applicants.

There is a charge for this service but this will be cheaper than if you sell through an estate agent. Click here to download our Resales Leaflet.

If we are unable to find a buyer for your share, it will be possible to sell you home on the open market either as a share or outright as a full sale but you will have to pay the full cost of the estate agent fees your self.

£750.00 + VAT Resale fee (payable on completion of the sale)
£50.00 + VAT handling management/landlord enquiries

If we are unsuccessful in finding a buyer for you, and you choose to sell your home on the open market
£115.00 + VAT admin fee
plus any estate agents fees etc

Equity Loans

If you bought your home with a loan on a scheme such as the Open Market Homebuy scheme, Starter Homes Initiative or My Choice HomeBuy, we will not be able to find a buyer for you. You must first contact us and then find a buyer yourself, usually through an estate agent. You will be responsible for all of the estate agents fees, in addition to those listed below.
