With more and more people having to stay in privately rented homes for longer than they had intended, trying to get on the property ladder can be seen as unobtainable by many.
But with the HomeBuy schemes offering more choice for first time buyers that can’t get onto the property ladder without assistance, there are options available.
Nathan Palmer and Eleanor Shanahan from Southampton, along with their young son Jack, were looking into shared ownership options available to them but were still struggling to raise the 10% deposit required on the share they would purchase by mortgage lenders.
“We were in a privately rented 1 bedroom flat so needed to find a larger property now Jack is with us. Renting meant we had little opportunity to save consistently each month towards a deposit” says Nathan.
That’s when the young family received information on Radian’s new development at Oakfield Gardens, off Winchester Road in Southampton.
“We were already registered with the HomeBuy Agent, HomesinHants, so was sent details in the post about the new development,” explains Nathan. “Radian were offering 1 and 2 bedroom apartments to buy through New Build HomeBuy, or to rent through the Rent to HomeBuy scheme”.
Rent to HomeBuy enables applicants that aspire to own their own home, but are struggling to raise the initial deposit required by lenders, to initially rent the new home at a discounted rent, enabling them to save towards buying the home within the next 3 years.
“It meant that we could get a brand new apartment but pay a lower rent than if we were still privately renting. The money we are saving each month on rent means we can now save towards our deposit to get onto the property ladder in the next few years” says Eleanor. “We now have the family home we were after.”
Their 2 bedroom apartment also features eco-friendly thermal solar panels, A-rated appliances, and an air filtration system; all of which will substantially reduce the family’s monthly utility bills. Nathan and Eleanor pay £590 per month, which means they are able to save at least £100 each month.
“The whole process from viewing to moving in went very smoothly, and the Sales and Lettings team at Radian have been really helpful throughout. We now have a family home that meets our current needs, as well as being able to save towards our ultimate goal of buying our own home.”
