Day-to-day repairs

As a leaseholder, all internal repairs are your responsibility (e.g. internal decorations, electrical fittings etc).

Radian has a responsibility to ensure that repairs in the communal areas are completed. Your share of the costs of these works are paid for through your service charge.

Major repairs

Major repairs are large-scale repairs or renewals that are scheduled over the lifetime of the building. Examples include such things as roof or window replacements.

For any works that have an estimated value of over £250 per property we will write to you prior to any works starting. We will give notice of our intention to go out to tender and provide you with a breakdown on the works proposed. This gives you the opportunity to give your views on the proposal and also should you wish to do so recommend a contractor you would like to be considered.

Insurance

We strongly recommend that you take out insurance for household contents and any improvements.
