Service charge and ground rent

As a Leaseholder, we will send you a financial statement every 3 months. Statements show details of your service charge account.  If you have any queries regarding these charges please contact us.

• Service charges are usually paid towards the cost of services provided by Radian to your residential block and/or estate. If you live in a leasehold property, charges are due under the terms of your Lease. If you live in a freehold property on an estate, charges due are prescribed under the terms of your Transfer document. Service charges are either paid for in advance by estimate or yearly with an invoice being issued for actual costs. The way your service charge is charged and calculated is determined by the terms of the Lease.
• Ground rent is a fee which is paid to the freeholder as a condition of your Lease. (Minimum ground rent payments are also sometimes called a 'peppercorn rent'.) Ground rent is payable at the start of the financial year and you will be sent notice when this payment is due.

There are various ways to make payments including:

• Direct Debit
• Standing Order
• Online – please click here to make a payment
• By cheque – made payable to 'Radian'
• Swipe/payment cards – used Paypoints, and the Post Office
• In person at our Eastleigh, Petersfield, Ringwood or Windsor offices – please note change is not available from the reception desks
