If you wish to sell your home you will need to contact your local estate agent to sell the property on the open market. (Radian will not be able to find a buyer for you).
Once a purchaser has been secured your estate agent is required to send us a copy of the memorandum of sale. If we agree with the sale price, the memorandum of sale will be used to calculate the loan redemption figure. If we believe the agreed sale price is less than the current market value (based on internet research) we will require you to obtain an independent surveyors valuation at your expense. The redemption figure will then be based on the valuation report (valid for 3 months).
If you have carried out home improvements (that we have previously approved) and you wish them to be taken into consideration when calculating the redemption figure we require you to obtain an independent surveyors valuation at your expense (valid for 3 months). The valuation is required in order to determine the value of the property had the works not been carried out. We will base the redemption figure on this value so that you will benefit from any increase in value due to the home improvements.
